Low Ball Offers In A Strong Buyer Market?

July 31st, 2011
Flights of Fancy #16: Fragrant (Visitacion Val...

It’s a buyers market.  This means that there are good deals out there.  Since it’s a buyers market, buyers knew that there are good deals out there.  But having good deals in the market is not enough for some buyers.  Some are still looking for an even better deal.  What some buyers want is an even less price of what is already less in the market.  This is the attitude of buyers when they know it’s buyers market, but sadly they don’t fully understand what it means if it’s a buyers market.

Many buyers want to offer $50,000 less than the list price, on $150,000 homes in Logan.  They want to know if sellers would agree.  Are low ball offers like this an effective strategy in buying a property?

It depends on who the seller is.  If the property is a short sale or bank owned home, then this may be okay . However, banks are sensible enough not to buy this kind of offers.  Buyers can make pretty low ball offers because anyway it’s just an offer and who know they might get it or they are more willing to pay more.

If the property is owned by a traditional seller, someone who has lived in the house and made it a home, then an offer like this is a bad idea. For a traditional seller, the home has is worth a lot more than what any buyer will pay. Their home has memories, it has emotional value, it has a monetary value attached to the costs and improvements they have made to the property.

When sellers get a low ball offers, they usually get offended. They develop emotional animosity towards the potential buyer and often will refuse to even counter the offer, because they don’t want to sell their home to someone who doesn’t see the value in it. So even if they are so eager to sell the property, they wouldn’t because of pride and disdain.

A good real estate agent will advise their clients on a the real value for the property, and help them make a realistic offer based on that.  Most sellers in today’s market can’t go any lower than their list price in order to avoid a short sale.

It’s a new age of real estate.  Whether a buyer is looking for Atlanta GA Real Estate, or Real Estate in Logan Utah, attitudes and behaviors are different than they have been in the past. Thus, real estate agents must educate their buyers or clients on the right way to make offers and just because of their personal reasons.  By doing this, they can be the best real estate agents offering the best service and expertise on their field.

Safety Measures in Disaster Cleanup

July 30th, 2011
Hurricane Katrina in the Gulf of Mexico near i...

Image via Wikipedia

Disasters can be quite unpredictable, but your response to it does not have to  be. In the event that the home is damaged because of hurricanes , floods, or any other natural disaster, the property does not always have to be chalked up as a lost cause. Its original condition can be restored through the right kind of disaster cleanup.

But before jumping into any kind of activity , it is best to get into it with eyes wide open. There may still be some hidden dangers lurking in the background. After all, not all damages can be seen right away . For example, the supporting structures may be weakened to the point of collapse. Structural damage such as these is not always easy to spot.

Call a professional to inspect the property  prior to   entering the building or home. They are in the best position to say whether or not the structure is still intact. Once the professional has given the go signal, the next step is to make sure that the supplies and equipment needed are in order. Have at least two fire extinguishers ready at every disaster cleanup job. Disasters can damage utility lines such as power lines or gas lines so fires can occur even after the disaster has passed.

If a professional company needs to be hired, make sure that the workers will be equipped with the proper safety equipment. Hard hats, gloves, boots, and goggles are standard equipment. Reputable companies need not be reminded to bring their gear. If the property owner plans on being on site to supervise the progress of the work, it is best to wear earplugs to protect the ears from the noise that may come from the cleanup equipment.

Chain saws and other gadgets used to clear the debris should be used only in accordance to the instructions given by the manufacturer. There should be enough space to work comfortably so the risk of injuries is minimized. Also, pay attention to where the work is done. If there are still puddles of water on the floor, do not use electrical items within the vicinity.

Well, since huge amount of money is involved here, you might as well think before you leap. Gilbert AZ Homes for Sale are the best investments.Still can’t decide if you should rent or buy a home?

Think about this first. Can you afford the payments if you decide to buy your first home? Find out about the present interest rates and compute how much you could rationally spend—and not just have a loan of.

Can you handle your debts? But perhaps the better question is, do you still have some debts which should have been paid prior to thinking home ownership. So that you can have a clear understanding of your finances, add up your property taxes, mortgage’s monthly payments, homeowners’ insurance, fire insurance, plus, your car loan, credit cards, medical bills, college tuition fees, and all your other debts you can remember. Now, divide the total by your monthly earnings (prior tax) so that you can arrive with your debt-to-income ration. Preferably, you should keep it at 36% maximum—if possible, less.

The fact of the matter still remains. Naturally, the most rational question you have to ask yourself is, “Do I seriously know what I’m getting myself into? Aside from the money element in buying a house, be sure that you are prepared in owning a home. If not, then you might as well rent a house, for now. Seems like more and more people got no clue about their mortgages. Best homes at Queen Creek AZ Real Estate. Review your contract and understand what it’s actually telling you and not what the lender is telling you. You can get some assistance from a nonprofit housing adviser, or anybody who will not earn from your acquisition.

Otherwise, when you rent, it provides you with a lot of freedom which can make you walk like that–if you want to. It can be anywhere you can think of just so you can transfer from that place. Nevertheless, whatever you reasons are for moving, it exemplifies the advantage of renting–the freedom. Worst case scenario? Bid adieu to your deposit.   When you rent, you don’t have to worry about things such as interest payments and fees. For affordable homes, check out Homes for sale in Gilbert AZ. What You Need To Know About Foreclosures

July 28th, 2011
Foreclosure signs, Mortgage crisis,

Image via Wikipedia

We all know that the foreclosure problem in the country are pretty serious right now. There are actually thousands of home owners that are underwater and they owe far more than their homes could ever sell them.

Giving up their homes is considered a better financial decision than making payments until real estate values recover, are chosen by homeowners. Lots of these “strategic defaulters” can afford their mortgage payments.

Just as how the foreclosure process works, it normally takes at-least 8 months of missed payments before the bank will actually finalize the foreclosure and repossess a house. With the huge number of foreclosures, some banks are literally taking years to initiate foreclosure auctions. They don’t want to add the losses to the books and so are postponing foreclosures as long as possible.

Underwater homeowners can not only eliminate thousands in debt by being foreclosed on, but with way the system works, can also save money by not making home payments for many months.

Providing what is known as “stealth stimulus is the flaw in the foreclosure process. ”People who are living rent free in homes undergoing foreclosure, have a lot of extra cash, and most of this is helping the overall economy by being spent.

To be specific, some owners of underwater homes listed in the Boston Massachusetts MLS are actually making money off of the foreclosure process by renting out their homes that they aren’t making payments on.

Foreclosure was designed to protect banks from irresponsible borrowers by using the real estate as collateral. With the current real estate market, and unscrupulous lending practices that occurred during the housing boom, foreclosures are providing the opposite effect. Going through the foreclosure process is providing financial benefits to underwater borrowers while bringing huge losses to banks.

While strategic defaulting is definitely not ethical, in some cases it provides huge financial relief to insolvent borrowers. Because of the slow foreclosure process that stimulates buyers in today’s slow economy to give out extra cash to people who need money for housing repayments.

To “stage” Elgin IL Homes imply showing it in the very best way possible to potential home buyers. Be aware that a home shopper decides in a few minutes the moment s/he sees a house. This suggests that you have to make your house ready anytime from the first buyer to the last one who pulls up the curb.

Buyers are picky these days when It comes to home buying due to the current economic downturn that left people with less money availble for home improvement loans.

Staging Suffolk Virginia Homes for Sale do not essentially need an expert.  You don’t have to look anywhere, your real estate agent is the expert.  Agents know what kind of house actually sells in today’s market and they are more likely to give you an honest and objective opinion about the look of your home.

The major point is how you can make your home looking at its best? You need to stage your home in a way that it will stand out in today’s buyer’s market.  Here are two very simple tips on how to stage your home and sell quickly:

1. Clean – Yes, clean everything.A fresh looking home gives potential buyers a time to think of how they can utilize the spaces and the rooms in your home.WHen you say clean home it means – well lit, clutter free, lawn mowed, bushes trimmed, pillows fluffed, furniture positioned right, and so on.You want your home to bag the prize as the winner. So in order to sell quickly clean your home and make it ready for potential buyers who love taking pictures.

2. Clutter free – Prospective buyers may not be fascinated with a home for sale full of personal knick knacks and is intensely decorated.  They prefer neutral spaces so they can think of how they might arrange their things in your home.

Before the big day, make sure that your home is ready.Your preference may not be the same with the potential buyers when you start staging your home.  So, it is best to ask the opinion of your real estate agent, your family or friends.

The Hassle-Free Search for a Real Estate Agent

July 24th, 2011
Carte de localisation du quartier de South of ...

Image via Wikipedia

To enjoy hassle-free real estate transactions, a good real estate agent is essential. So how do you find a good one?   The ideal agent for you is a knowledgeable and competent professional who knows your market and who would listen to you.

  • Find online for real estate agent listings. Understand that though there are a myriad of websites out there which can give you a listing of agents, but there’s no guarantee of quality. It’s because these website masters were being paid by the agents to post their names and profiles in their online directory  So, your next best choice is to look for online top real estate companies within your locality, and search their websites then browse their agents’ profiles at the offices near you. Much better still if they got some customer testimonials for you to read.
  •  Look for referrals. Ask some friends and family that you need some referrals on agents they have worked with and allow them to talk about their experiences with those agents. A huge factor why most agents stay in the real estate industry is through referrals of their satisfied clientele which help boost their success. Find an agent you feel can go the extra mile with his responsibilities to you. It’s because thriving agents’ primary concern is client satisfaction and needs before their own.
  •  Keep track of neighborhood signage. Take note of the day they go up and when the SOLD sign comes out. The agent who sells listings fast could be in fact much better than the one with numerous “For Sale” signs–if you’re talking about results, then this one is a hit.
  • Don’t overlook open houses. By attending some open houses, you can get to know some agents and you can also collect their business cards. Also take note of how the agent is presenting himself and the home. Does he seem polite, friendly and accommodating?Or is he just aloof and ignoring you? How does he sell? Does he know what he’s doing? Is he knowledgeable enough? Is he professional-looking enough? If you’re about to sell your home, will you get his services?

If you are looking for a real estate agent, go for someone you can trust, well-intentioned professional who’s competent enough about your market. And especially someone who always prioritizes his clients’ needs and satisfaction before his own.
